How do you estimate the cost of a restoration?
We start with an initial range based on the home’s existing condition, the areas being restored, and the proposed level of finishes—using pricing from past restoration projects to confirm we’re in the right budget zone. Once the scope is defined (and any required architectural/engineering plans are complete), we build a detailed line-item estimate using estimating software, a dedicated human estimator, and an Excel budget. We then confirm key pricing with suppliers and trades. Finally, we present a proposed restoration budget and adjust scope and selections up or down to align with the target budget.
Do you offer warranties on restoration work?
Yes — we offer a one-year workmanship warranty on our restoration projects.
Are you insured for restoration projects?
Yes. We carry coverage in two ways:
- IMSS (labor compliance): For team members who are not independent contractors or suppliers, our core crew is treated as temporary project employees and we provide IMSS in accordance with Mexican labor requirements.
- Project insurance: We also carry liability insurance and builder’s risk insurance for our restoration projects.
Do you handle permitting?
Yes — we manage the permitting process with the municipality.
How long does a restoration typically take from start to finish?
Restorations can be more complex than standard remodels—especially in older homes and properties located in the patrimonial (historic) zone, where requirements and approvals can add time. As a general guideline:
- Assessment + scope + design development: ~1–3 months (existing-condition review, planning, and finish selections, plus any required architecture/engineering)
- Permitting/approvals (if required): ~1–3 months depending on municipality and historic-zone requirements
- Construction: ~4–12+ months depending on the home’s condition and complexity
