Can you build from existing plans?
When we’re involved start-to-finish, we verify the key due diligence items are completed and aligned with the design before permits are submitted and work begins, including:
- Soil testing / geotechnical review (to confirm foundation requirements and reduce cracking/settlement risk)
- Topographic survey (so elevations, drainage, and cut/fill are designed correctly)
- Boundary/site verification (so setbacks, access, and buildable area are clear)
- Structural engineering + architectural plans coordinated together (so beams, spans, roof loads, and details match the real site conditions)
- Permit-ready plan set (so what gets submitted is complete, consistent, and buildable)
How do you price projects?
We start by providing an initial cost range based on the home’s square footage and the proposed level of finishes, using pricing from past projects to confirm we’re in the right budget zone. Once the architectural and engineering plans are complete, we produce a detailed estimate using a combination of estimating software, a dedicated human estimator, and a line-item Excel budget. We then validate key pricing with our suppliers and trades. Finally, we present a proposed project budget to the client and adjust scope and selections up or down to align with the target budget.
Do you offer a warranties?
Yes. We provide a 1-year workmanship warranty.
Do you handle permitting?
Yes — we manage the permitting process with the municipality.
Are you insured?
- IMSS coverage (labor compliance): For team members who are not independent contractors or suppliers, our core crew is treated as temporary project employees, and we provide IMSS in accordance with Mexican labor requirements.
- Project insurance: We also carry liability insurance and builder’s risk insurance for our construction projects.
What’s the typical timeline from design start to move-in?
From design to move-in, most homes are completed in about a year, depending on size and complexity.
• Design + planning: ~3 months
(architectural + engineering plans, plus interior design)
• Permitting: ~1–3 months
once the Executive package is complete and submitted to the municipality
• Construction: ~6–12 months
6 months minimum for smaller, less complex homes; up to a year for most full builds. Larger or more complex projects can take longer.
